A lot of exterior damage does not belong neatly to one trade. The roofer says the gutter did it, the gutter company says it is a fascia problem, the painter will not paint rotten wood, and the handyman does not want to go up two storeys. Meanwhile the water keeps coming in.

Always find the water first
Every repair on this page has the same first step. Something is putting water where it should not be, and until that changes, any repair is on a timer.
It is usually undramatic. A gutter with lost pitch that overflows at one end. A downspout discharging two feet from the wall. A valley concentrating half a roof into six feet of trough. A missing drip edge letting runoff track back behind the fascia. Splash-back at grade soaking the bottom of a wall a hundred times a season.
